General Contractors
in Chicago

When the scope is complicated, and the finish has to be right, you need more than a contractor who can read a set of drawings. You need a partner who can anticipate what the drawings don’t show. Thorne Associates has provided boutique general contracting services to Chicago’s most demanding project teams since 1986, bringing the same precision, accountability, and hands-on expertise to GC work that we’ve built our reputation on across healthcare, hospitality, commercial office, and institutional projects throughout the Midwest.

how we work

Reputation of
Reliability & Success

Thorne Associates operates as a true extension of the project team, which means we’re asking the hard questions early, identifying risks before they become RFIs, and bringing solutions to the table alongside every concern we raise.

Our depth of self-performed work is a significant competitive advantage. With in-house capability across framing, insulation, drywall, taping and finishing, plaster, rough and finish carpentry, specialty ceilings, doors and hardware, and custom installations, we deliver a streamlined experience from an expert crew. That means tighter coordination, cleaner handoffs, and a finished product that reflects a single standard of quality from rough to finish.

We also carry deep experience in the most demanding build environments in the region, including active healthcare facilities, luxury hospitality projects, and high-security commercial spaces. These are environments where disruption is not an option and tolerances are unforgiving. We’ve worked hard to earn our reputation of reliability and success, and that’s the standard we bring to every project we take on.

General Contracting FAQs

We specialize in complex commercial interior projects where scope, schedule, and finish quality are all under pressure at the same time. Our sweet spot is large-scale healthcare construction, high-end hospitality, commercial office, and institutional projects in Chicagoland and the broader Midwest. That said, we’ll take on smaller work when the relationship matters to us. We’re a family business, and some of our longest-standing client relationships started on a single door.

We self-perform the core scopes that define interior construction quality: framing, insulation, drywall, taping and finishing, plaster, rough and finish carpentry, specialty ceilings, and custom installations. This isn’t a model built on passing work down the chain. Our crews are trained, experienced, and held to a single standard across every project. That’s what makes the difference on complex scopes where coordination gaps and quality inconsistency are the most common sources of schedule and cost problems.

Active healthcare construction is one of our core areas of expertise. We understand ICRA/PCRA requirements, infection control protocols, and the operational sensitivity that comes with working in occupied clinical facilities. Our field leadership is experienced at managing phased access, coordinating with facility teams, and maintaining production without disrupting patient care.

Thorough and complete. We take the time to fully scope the work before submitting a number, which means reviewing drawings and specs carefully, identifying conflicts and gaps early, and asking the questions that prevent surprises during construction. A low number that grows through change orders isn’t a competitive bid; it’s a liability. Our clients rely on us to provide estimates they can actually build a budget around.

Yes, and this is often where we add the most value. We have experience with IPD structures, negotiated contracts, and delegated design, all of which allow us to get involved earlier in the design and planning process. Early engagement gives us the opportunity to identify coordination issues, provide constructability input, and help the project team make informed decisions before they become field problems.

Proactively. Our project managers and field leadership communicate regularly with the GC’s team, document open items, and bring solutions alongside any issues they raise. We don’t wait for problems to become RFIs. We operate as an extension of the project team, which means your project manager isn’t chasing us for updates. We’re already in front of them.

We are based in Chicago and serve the greater Chicagoland area, Northern Indiana, and Southern Wisconsin. Illinois is our primary market, and we have deep relationships and project experience throughout the region. If you’re working on a significant project and want to know whether it falls within our service area, reach out, and we’ll have a direct conversation about it.
