Specialty Contracting and Architectural Systems in Chicago
Some projects require a contractor with more than production capacity. They require genuine craft, technical depth, and a team that has done the hard version of this work before. Thorne Associates has spent nearly four decades building expertise in the specialty systems and architectural finishes that define how a space looks, performs, and holds up over time. From complex plaster restoration to custom GFRC facades, acoustically engineered wall systems to prefabricated assemblies, we bring the precision and experience that high-end commercial projects demand.

A Partner
From Start to Finish
Thorne Associates has built its specialty contracting practice around the expertise to execute these systems correctly, not just quickly.
Our crews and foremen carry hands-on experience across a broad range of technically demanding systems: traditional three-coat Portland and gypsum plaster, veneer and veneer finishes, GRG and GFRC fabrication and installation, EIFS and DEFS cladding systems, acoustical plaster, ornamental and restoration plaster, engineered acoustic wall and ceiling systems, stretch fabric, baffle ceilings, and custom architectural installations that don’t fit a standard spec. This breadth of in-house capability is rare in the regional market, and it matters when a project has multiple specialty scopes running in tight coordination.
We also bring a design-assist mindset to specialty work. Our team understands the intent behind these systems, not just the installation requirements, which means we can flag conflicts early, recommend adjustments that preserve design intent while improving constructability, and coordinate closely with architects and designers throughout the process. Clients who have brought us in early on specialty scopes consistently find that the finished product reflects the design more faithfully, and the path to get there involves fewer surprises.

questions & answers
Specialty Contracting FAQs
What specialty contracting systems does Thorne Associates self-perform?
We self-perform a wide range of specialty and architectural systems, including traditional three-coat Portland and gypsum plaster, veneer plaster, acoustical plaster, ornamental and restoration plaster, GRG and GFRC fabrication and installation, EIFS and DEFS exterior and interior cladding, acoustic ceiling and wall systems, specialty and baffle ceilings, stretch fabric walls and ceilings, acoustic wall panels, and custom architectural installations. Having these capabilities in-house, rather than passing them to specialty sub-tiers, gives us direct control over quality and schedule on some of the most visible and technically demanding scopes on a project.
What is the difference between GRG and GFRC, and when does Thorne use each?
GRG (glass fiber reinforced gypsum) is typically used for interior architectural elements: ornamental ceiling features, column covers, decorative moldings, and custom forms where a seamless, paintable finish is required. GFRC (glass fiber reinforced concrete) is more commonly used in exterior applications or high-durability interior environments where a stone or concrete aesthetic is desired with significantly less weight than cast concrete. We work with both systems and can provide design-assist input on which is appropriate for a given application based on structural load, finish requirements, moisture exposure, and budget.
Does Thorne Associates handle EIFS and DEFS on both new construction and renovation projects?
Yes. We install both EIFS (exterior insulation and finish systems) and DEFS (direct-applied exterior finish systems) on new construction and renovation scopes. Renovation applications require particular attention to substrate condition, moisture management, and compatibility with existing assemblies. Our team assesses these conditions carefully during pre-construction and raises any concerns before installation begins, which protects both the long-term performance of the system and the project schedule.
How does Thorne approach acoustically sensitive projects?
Acoustic performance is an engineered outcome, not just a material selection. We work closely with acoustic consultants and design teams to understand the performance targets for a given space and install systems that are specified to meet them, whether that’s acoustical plaster, engineered ceiling assemblies, acoustic wall panels, or combinations of multiple systems. We pay close attention to detail at the interfaces and penetrations that most commonly undermine acoustic performance, and we’re experienced working on projects where acoustic testing is part of the acceptance criteria.
Can Thorne Associates help during design development, before construction documents are finalized?
Yes, and on specialty scopes, this is often where we add the most value. Specialty systems have longer lead times, more complex submittal requirements, and more potential for coordination conflicts with structure and MEP than standard interior work. Getting Thorne involved during design development allows us to provide constructability input, identify potential conflicts, assist with material selection and mock-up planning, and help establish realistic schedules for fabrication and installation. General contractors who bring us in early on specialty scopes consistently find the process smoother and the outcomes more predictable.
What is your prefabrication capability, and what types of work benefit from it?
We use prefabrication selectively, on scopes where it genuinely improves quality, schedule, or both. Repetitive specialty assemblies, custom panel systems, prefab framing packages, and certain ceiling components are well-suited to controlled fabrication environments where tolerances can be held more consistently than in the field. Prefabrication also reduces congestion on active job sites and shortens installation durations, which matters on projects with tight sequences or phased access. If a scope has prefab potential, we’ll identify it early and build it into the project plan.
What types of custom installations does Thorne handle, and how do you approach unique or one-of-a-kind scopes?
Our custom installation work covers a broad range of specialty items that fall outside standard spec categories: bespoke architectural features, specialty trims and reveals, architectural expansion joints, boutique GC scopes, and installations that require close coordination with fabricators, designers, or manufacturers. We approach these scopes the same way we approach everything else: we understand the intent first, ask the right questions early, and plan the installation thoroughly before we’re on site. Our team is comfortable with ambiguity and experienced at translating complex design intent into clean, precise execution.
